This morning, I closed on the purchase of a home in Overland Park, Kansas. I used Andrea Buettner Wardell of Wardell & Holmes Kansas City Real Estate LLC as my agent. Andrea and her team of professionals did an outstanding job for me. At the outset, she was given the parameters of the type of home I was looking to buy, the preferred location, and the not to exceed budget. She immediately started looking: and not just by reviewing online listings; she actually went to the area and looked at all the properties personally. She chose several for me to visit and provided the pros and cons of each before we did our in-person tours. Initially, I wanted a lower price home that I could renovate, so Andrea showed me a fixer-upper. She then provided a good deal of information on the area including the comparable sales prices and other critical information. After considering this information, I decided to look at a move-in-ready home that Andrea recommended. The home had just come on the market and the seller had placed a very tight and strict time line on when the offer must be submitted to the seller’s agent. Andrea immediately contacted the agent letting them know we were interested and then went to work on my offer. She provided excellent advice on the pricing and other aspects of the sale and completed the submission of the offer on time, despite all of the activity related to the visit and offer occurring on a Saturday morning. Once the offer was submitted she kept me informed on the process and continued to provide advice throughout the process. After the acceptance of our offer, Andrea helped tremendously by recommending vendors for site inspections. The inspection(s) indicated a few problems and Andrea worked with the seller’s agent to work out a very satisfactory solution agreeable to both parties. Andrea kept me informed during the entire process and as a result; the closing went off on schedule with no issues. She also provided everything I needed to assist with post-sale possession (utilities etc.) which has been real benefit and time saver. I rate Wardell & Holmes Kansas City Real Estate LLC and Andrea Buettner Wardell as outstanding and I highly recommend their services.
