Columbus Park project will debut hybrid townhome-apartment project
A hybrid residential development in Columbus Park soon will bolster the neighborhood's new for-rent and for-sale housing.
Developer DAK Pacific LLC is preparing to deliver the first of 10 residences in its Columbus Park Townhomes project, which will occupy the northern part of a triangular infill site southwest of Pacific Street and Troost Avenue, near an interstate ramp. Four townhomes, one of them already under contract, are expected to be finished in early to mid-November, with the remaining six completed by year's end.
DAK Pacific also is near completion on 10 apartments, called the Pacific Street Flats, to the south on the same 0.68-acre property. Those residences, in two quadplexes and a duplex, are planned to be ready in mid-November. Monthly rents are anticipated around $1,400.
The firm includes developers Diane Botwin, a property owner in Columbus Park for almost 10 years; Andrew Ganahl, who in recent years built the 222 Waldo Flats in Waldo alongside Botwin; and Kevin Klinkenberg, also executive director of Midtown KC Now.
"The development team loves the neighborhood with its small scale, warm and inviting urban feel," Botwin said in an email. "When an opportunity arose to bring new, contemporary single-family homes and apartments into the neighborhood, we jumped at it. Building on the strength of generations of residents and businesses in Columbus Park, we look forward to integrating our small-scale development into the pulse of this vibrant neighborhood."
Wardell & Holmes Real Estate LLC is representing the remaining available Columbus Park Townhomes units. Eight of the 10 are 2,316 square feet, with three bedrooms and 3.5 bathrooms. A larger three-bed, 3.5-bathroom unit is 2,521 square feet, and the remaining unit is 1,622 square feet, with one bedroom and one bathroom. Each townhome is three stories; the three-bedroom units have a two-car garage, patio and a bedroom on the first level; a kitchen, dining room and living room on the second level; and the remaining bedrooms on the third level.
Most of the townhomes will be priced between $640,000 and $665,000, with the smallest unit offered for $495,000 and the largest for $795,000.
The residences could represent a good fit for downtown residents or empty nesters, said Sierra Dominiak, a lead agent for the units with Wardell & Holmes, alongside the firm's Chris Selle. Dominiak said the townhomes also were designed with brick exterior materials that pay homage to Columbus Park's historic look, in addition to luxury modern finishes.
A development plan for DAK Pacific's townhomes and apartments first won approval in July 2022; the project broke ground a year later. In early 2022, the residences also were approved for 10 years of property tax abatement — at 75% for the townhomes and 100% for the apartments — through the city's Land Clearance for Redevelopment Authority. At that time, the development was estimated to cost $6.6 million. The site had been vacant for at least 20 years and had buried debris from buildings previously demolished there.
At least one more neighborhood project with for-sale residences is planned to follow the Columbus Park Townhomes and Pacific Street Flats in the years ahead: a proposal with 58 townhomes and 26 single-family homes by Edward Franklin Building Co. off Fourth Street, generally between Campbell and Gillis streets, on acreage surrounding the Harrison Street DIY skate park.
