California-based developer BR Cos. has unveiled a bold, two-phase master plan for the full block at 8th & Grand Boulevard, which includes:

  • Restoration of the Scarritt Building, one of KC’s oldest skyscrapers
  • A 24-story apartment tower offering 319 luxury residences
  • A new UMusic Hotel, in partnership with Universal Music Group
  • A 1,400-seat music and entertainment venue
  • 28,000 square feet of retail
  • A community music school for Kansas City youth

A New Chapter for the Historic Scarritt Building

Vacant for years, the 12-story Scarritt Building has suffered extensive deterioration. Under BR’s proposal, it will become the first UMusic Hotel in the Midwest, featuring Universal Music-branded recording studios, podcast spaces, and a nonprofit-led music school that partners with Kansas City Public Schools.

Next door, a sleek 24-story tower will offer 319 apartments and immersive urban living. A 1,400-seat venue designed by Populous will bring concerts, comedy, and immersive events — all promoted by Universal Music. Together, this music-forward ecosystem positions KC as a creative capital in the Midwest.

Incentives + Timeline

Port KC has approved initial incentives, including:

  • 20-year property tax exemption (starting at 100% and stair-stepping down)
  • Sales tax exemption on construction materials
  • City financing options under review

The project will roll out in two phases from 2026 to 2029.
